A true Hard Money Loan is funded by an individual or pool of investors looking to receive a high return on real estate backed loans, this is still true today. What happened during the mortgage meltdown was; large books of bank owned properties and non-performing notes were put on the market, large mortgage backed securities were formed to buy these opportunities. Mortgage backed securities are todays secondary market that competes with lower rates and higher LTV’s, but have more qualifying guidelines than traditional private money investors.
